Redlands Country Lodge – Terms and Conditions

Please read these terms carefully and print out a copy for your own records. If there's anything you are not sure about, please don't assume! Just give us a call in advance and we'll be happy to discuss.

PETS
Well-behaved pets are allowed in our self catering apt only. There is a charge of £5/pet/night, payable on check out. Max. 2 dogs. Please bring your pets bedding with them. Pets are NOT to be left unattended at any time, are not sleep on beds or furniture, are not allowed to foul within Redlands Country Lodge Guest House grounds and are not allowed in the communal lounge or breakfast rooms. Please note we have free range hens roaming freely, so keep dog on lead. We do not accept dogs in our log cabin bedrooms.

HOT TUB
There is a £5 per person one-off charge to use the communal Hot Tub, payable on use. All guests must agree to use the Hot Tub at their own risk. Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultation with their doctor. Persons with any skin condition are not permitted to use the tub.
It is entirely at our discretion as to whether guests may use the tub. All guests must shower before using and bring appropriate swimwear - flip flops and robe are advisable too. The Tub must be vacated by 10.30pm. Please respect that the tub is available to all guests and do not stay in it all night! Children under 12yrs are not permitted. The hot tub is subject to maintenance on occasion and may be unavailable during your stay.

SMOKING POLICY
In keeping with regulations and for the comfort of other guests ALL ROOMS AND ALL GROUNDS of Redlands Country Lodge B&B Guest House are completely non-smoking, guests may smoke at the designated smoking area. Any guest found smoking anywhere on the premises other than the designated area WILL be asked to leave immediately and an additional cleaning charge of £50.00 will be incurred.
Electronic cigarettes: For the comfort of other guests, please do not use in bedrooms or any communal areas.

CHECK IN/CHECK OUT TIMES/BREAKFAST TIMES
Check-in is from 4pm. Check-out is 10.30am. If we are not in when you arrive, please see back door of main house for instructions. In case of late arrival (after 9pm) please inform at point of booking or by phone as soon as possible. Check in before 4pm, such as before a wedding, can sometimes be arranged for an additional charge of £35. There is no check in before 1pm - please book in the night before!
BREAKFAST is served in the conservatory of the main house from 8am - 9am 7 days. Please make sure let us know what time you would like breakfast.

ACCEPTANCE OF BOOKING
Confirmation of booking by deposit assumes acceptance of these terms and conditions by the person placing the booking.

DEPOSITS & BOOKINGS
A deposit equal to one nights stay is required to guarantee ALL bookings. Without deposit, your reservation is NOT confirmed. All deposits are non-refundable. Deposit can be made by valid Debit or Credit Card either using our online booking system or by contacting us by phone. The card must be valid up to the date of your last nights stay. We no longer accept personal cheques. Business users booking rooms for employees must agree a suitable method of payment with the proprietor in advance. Agents booking on behalf of clients must agree any commission with us beforehand.

B&B CANCELLATIONS
Bed and breakfast bookings must be cancelled 7 days in advance of your arrival date. All deposits are non-refundable.
In the event of a no-show, or a cancellation with less than 7 days notice, the total booking value WILL be charged. Those concerned about the possibility of cancellation should take out appropriate travel insurance to cover you for genuine medical or travel related cancellations.
Once a reservation has been made any changes (such as a reduction of days or changes of dates) is deemed a cancellation of the original reservation and as such the deposit could be forfeited - the deposit maybe applied to the altered booking at our discretion. Towels and breakfast are provided and rooms are serviced daily in your B&B rate.

SELF CATERING BOOKINGS
50% non refundable deposit payable at the time of booking. Balance to be paid 4 weeks prior to stay. In the event of a no-show, or a cancellation with less than 4 weeks notice, the total booking value WILL be charged. Those concerned about the possibility of cancellation should take out appropriate travel insurance to cover you for genuine medical or travel related cancellations.

Towels and ben linen are provided in your rate. Please dispose of all rubbish and recycling and wash all crockery on departure.

GROUP BOOKINGS & CANCELLATIONS
A group booking is defined as one person booking the entire property (LOG CABIN & SELF CATERING APT) for EXCLUSIVE USE on behalf of other members of their party, regardless of the number of rooms used. A non-refundable deposit of 50% is payable upon booking.
Group bookings must be made by telephone and cancelled 28 DAYS in advance of your arrival date to avoid incurring full amount due. Group bookings are charged at a set rate, not per person. Therefore, should one of your party cancel AT ANY TIME after your booking has been confirmed by us, the total agreed rate remains payable by the person making the booking. In the event of a no-show, or a cancellation with less than 28 DAYS notice, the total booking value WILL be charged. Those concerned about the possibility of cancellation should take out appropriate travel insurance to cover you for genuine medical or travel related cancellations.

A damage deposit of £250 is required on check in and will be returned on check out, providing no excessive cleaning is required and nothing is damaged. This can be paid by debit card or cash. All rooms are cleaned and checked for damage daily and are let in good condition. The person booking the rooms takes full responsibility for the whole group. The booker accepts responsibility for any damage caused during their stay that necessitates repair or replacement, furniture, fixtures and fittings, mattresses etc. Additional cleaning, out-with reasonably expected cleaning, will incur an additional charge.

REDLANDS GIFT VOUCHERS
Redlands own vouchers can be purchased by phone and are valid for 9 months from date of issue. They can be used at any time of year, subject to diary availability, with the exception of Xmas, New Year, Valentines period or the major Golf Tournaments. Where we have a minimum 2 night stay policy, the voucher holder can pay for the 2nd night if voucher is only valid for one night. One night stays CANNOT be booked at these times. All vouchers include use of the hot tub. If the tub cannot not be used due to inclement weather or unforeseen damage/repairs, no cash alternative will be offered.

DAMAGE to Redlands Country Lodge B&B Guest House PROPERTY
All rooms are cleaned and checked for damage daily and are let in good condition. The person booking the room/s takes full responsibility for all rooms booked under their name. The booker accepts responsibility for any damage caused during their stay that necessitates repair or replacement, furniture, fixtures and fittings, mattresses etc. Additional cleaning, out-with reasonably expected cleaning, will incur an additional charge. We reserve the right to deduct payment from the card used to secure your booking.
